Handover and delivery of your property in France

When you invest in real estate located in France, the French law gives you lots of guaranty and right regarding the handover of your property:

To benefit from all your right and warranty, we would like to explain you how to proceed.

If you invest on off plan project:

Our team will keep you updated with the work progress throughout the construction period. We will inform you as well about the hand over date. Nearer to completion, we will be in contact you in order to fix a date for the delivery and handover of your property.

We recommend you to do visit your property at the time of delivery. You can inspect your property and see if it is according to your wishes. You will be accompanied by the developer and the engineer.

 

The developer will give you:

  • Delivery attestation, which does contain the list of the adjustments, which needs to be done in your property. You and the developer will require to sign the document
  •  Keys of your apartment, store, garage, residence entrance
  •  Title dead of your ownership, if you did not receive it previously by courier
  •  Any document that may needed to apply for electricity, water and property tax etc

You need to provide to the developer:

  • Final payment : By bank cheque if you have account in France or by transfer before the delivery
  • Insurance attestation of your property
  • If you cannot be present at the time of handover, you need to designate someone on your behalf who can assist at the delivery.

 

Deadline and warranties: 

-          The developer has one year to complete the work at your property (if required) according to the snag-list, which was done at the handover.

-          From the day of handover, you have one month to inform the developer if you find any other defect while living in the property.

-          2 years from the handover, all the detachable “items” of your property are guaranteed. If you find any defect, you have to inform the management company of your residence. The management company will take necessary action with the developer to get it fixed.

-          During 10 years, the structure of the building is guaranteed. If you find any defect, you have to inform the management company of your residence. The management company will do the necessary action with the developer to get it fixed.

 

If you invest on ready property:

If you buy a ready property, on the day of signature of the ownership contract, the notary will provide you the keys.

Prior to the signature for the ownership contract at Notary office, you will visit the property with us, to make sure that:

  • The property is empty
  • The property is in the same state as it was when you visited it first time and did put down the deposit
  • To take statement of electricity, gas and water meters. You will need it, to apply for utility connections at later on.

You need to provide to the notary:

  • Final Payment (full settlement including the notaire’s fees)
  • Insurance attestation

The notary will provide you:

  • Property attestation (title dead will be sent to you within 4 to 6 months)
  • Keys of the property
